Ukrainian ship MV Faina with cargo of tanks freed by pirates

Thursday, February 5, 2009

Pirates in Somalia have released the MV Faina, a Ukrainian ship carrying a cargo of 33 T-72 tanks, along with 20 of its crew of 21, the Russian captain having been killed by hypertension during the hijack.

A ransom of US$3.2 million was paid for the ship’s release, compared to the $20 million previously demanded and also down from the initial request for $35 million after the capture in September. By January 16 the ransom sought was $5 million, with negotiations occurring directly between the pirates and the ship’s owner. In October the pirates threatened to blow the ship up unless this was paid within days, and stated they were willing to die and take the crew with them, but this threat was never carried out.

The ransom came in on Wednesday, and after counting the money the pirates left the vessel on Thursday. One pirate, Segule Ali, said of the payment that “no huge amount has been paid, but something to cover our expenses.”

The ownership of the cargo, which includes ammunition, rocket launchers, small arms and spare parts as well as tanks, is uncertain. Although the shipment was said to be for Kenya, as acknowledged by the Kenyan government, the pirates claim to have documents proving they were destined for Sudan, currently the subject of a United Nations arms embargo. Sudan denies this.

At one point, with the ship anchored off Harardhere, the pirates claimed they had put down an attempted revolt by the crew. However, the Faina’s owner has expressed doubts about the veracity of this report, which originated with the pirates themselves.

The remaining crew are reported to be healthy by the Ukrainian Presidency and the ship is now heading to Mombasa under US Navy escort. There are 17 Ukrainians, two Russians and a Latvian on board.

U.S. Housing prices down 9% since February

Sunday, June 26, 2005

The median house price in the United States plunged 6.5% in May to $217,000. In February of 2005, the median price of a home was $237,300.

The Economist newspaper said in its June 16th issue; “In other words, it looks like the biggest bubble in history.” by way of reference to what is happening with housing prices in the USA and much of Europe.

Japan provides an example of how a boom can turn to bust. Property prices have dropped for 14 years in a row (40% from their peak in 1991); and yet, the rise in prices in Japan during the decade before 1991 was less than the increase over the past ten years in most of today’s “housing boom” countries.

The total value of residential property rose by more than $30 trillion over the past five years in developed economies, an increase equivalent to 100% of the combined GDPs of those countries. This increase dwarfs all previous house-price booms and is greater than the global stockmarket bubble in the late 1990s. Much of the recent housing activity is being driven by speculative demand. The National Association of Realtors (NAR) reported that 23% of all American houses bought in 2004 were for investment, not for owners to live in. Another 13% were bought as second homes. NAR also found that 42% of all first-time buyers made no down-payment on their home purchase last year.

Many investors are buying solely because they think prices will keep rising, which is a warning sign of a financial bubble. In Miami, Florida, as many as half of the original buyers resell new apartments even before they are built, and properties can change hands two or three times before somebody finally moves in.

Britain’s Royal Institution of Chartered Surveyors (RICS) reported prices have been falling for ten consecutive months. Forty nine percent of their surveyors reported falling prices in May. This was the weakest report since 1992 during Britain’s previous house-price bust.

Sarika Dusane

Though only the word mortgage is used commonly, it actually refers to mortgage loan. One of the ways to obtain a loan is that the home owner can get it against his property from any financial institutions like bank. The following mentioned are the types of mortgage loans used in India only.

Types of Mortgages in India

Before moving on to the types of mortgages, it is necessary to understand the commonly used phrases of mortgage. As mentioned above, mortgage is a loan obtained against a property. The person who applies for a mortgage loan is known as mortgagor and the institution that gives the loan is known as the mortgagee. Banks, builders in Pune or other top real estate developer in Pune etc provide the below mentioned types of mortgage. Let us now move on to the types of mortgages.

[youtube]http://www.youtube.com/watch?v=tkvvtca67jk[/youtube]

English Mortgage: This is the type of mortgage wherein the mortgagee gets the absolute possession of the property, for a specific period of time. The mortgagor gets the possession back only when he pays back all the dues. The mortgagee has the right to make improvements on the land, and any additional costs or increments will be borne by the mortgagor.

Usufructuary Mortgage: In this kind of mortgage the mortgagee has the possession of the property and is also entitled to receive income from rent, profit, interest and so on; as the repayment of the interest, until the mortgage deal is complete. This deal holds true only until the mortgagor repays the loan.

Simple Mortgage: As the name suggests, a simple mortgage is based on a simple principle. Unlike usufructuary and English mortgage, the mortgagor has the possession of his mortgaged property. A mutual agreement takes place between the mortgagor and mortgagee through which the mortgagor agrees to personally pay the loan back and agrees that in case he fails to pay back as per the contract; the mortgagee has the right to sell the mortgaged property for the payment of the mortgage-money.

Anomalous Mortgage: This type of mortgage is a combination of different types of loan mortgages. It is not a simple mortgage, it is a conditional mortgage.

Mortgage by Conditional Sale: There are certain conditions of a mortgage conditional sale as follows. 1. If the mortgagor fails to repay the loan money before the pre-decided day, the sale will becomes absolute. Or 2. The sale will become invalid. Or 3. The mortgagee will retransfer the property on condition of such repayment.

The above mentioned were the major types of mortgages in India. As mentioned above builders in Pune have tie-ups with banks to provide loans against properties. So make it point to take the loan from reliable sources like the

Indonesia pledges to cut haze-causing forest fires by half

Thursday, June 21, 2007

Seeking to stave off the forest fires that have blanketed five Southeast Asian countries with choking haze for the past two years, Indonesian environmental and forestry officials said yesterday they would be able to reduce the number of hot spots this year by more than half.

Meeting in Jambi, Sumatra, cabinet ministers from Brunei, Malaysia, Singapore and Thailand heard what Indonesia plans to do this year to combat the illegal forest fires, which start each year during the August-November dry season.

“We are targeting a drop of about 50 percent in forest fires but we are entering the dry season between July and August so we have to increase our alertness,” Indonesian deputy environment minister Masnellyarti Hilman was quoted as saying by Agence France-Presse. “We explained the efforts that we’ve taken to prevent a repeat of the choking haze…and they praised our efforts,” he said.

A statement issued by the ministers after the meeting said Indonesia’s efforts would reduce the number of hot spots by 58 percent from the previous year.

Caused by slash-and-burn cultivation on palm oil and timber plantations on Borneo and Sumatra, the haze has covered parts of the affected countries for the past two years. It was first problematic in 1997, due to the El Niño weather pattern.

Venezuelan president Hugo Chávez cuts relations with Colombia

Sunday, July 25, 2010

President Hugo Chávez has temporarily suspended relations with the neighboring country of Colombia.

“I feel obliged for dignity’s sake to suspend relations with the government of Colombia. It is the least we can do, and we will remain alert, as [President Álvaro] Uribe is a sick man, filled with hate,” said Chávez during a ceremony at the Presidential Palace with the coach of the Argentinian national football team, Diego Maradona, whom he was meeting during Maradona’s visit to Venezuela.

The Venezuelan government has given Colombian diplomats 72 hours to leave the country.

“We have sent a message to the Colombian trade delegation in Caracas telling them to close their embassy and vacate the country,” Venezuela’s Foreign Minister, Nicolás Maduro, informed the media.

In an extraordinary session at the headquarters of the Organisation of American States (OAS) in Washington, DC, the Colombian ambassador, Luis Alfonso Hoyos, declared that Chávez’s government was “harbouring FARC guerrillas” on Venezuelan territory and requested the formation of an international committee of inquiry to verify FARC’s presence in Venezuela within 30 days.

Venezuela’s representative to the OAS, Roy Chaderton, advised the assembly to pay no attention to the Colombian “forgeries” and declared that there were thousands of Colombians living in Venezuela and that they were being treated with respect and equality.

“I warn the international community. We will brook no aggression, nor any violations of our national sovereignty,” said Chávez, and added that any war with Colombia would “have to be fought with tears, but it would have to be fought.”

For its part, the United States criticised Venezuela’s decision to cut diplomatic ties.

“I don’t believe that cutting relations is the right way to go [to resolve this problem],” said Philip Crowley, spokesperson for the US State Department.

The Secretary General of the OAS, José Miguel Insulza, also asked both sides to “calm their passions.”

“We have been able to resolve serious conflicts for many years. I hope that we will be able to do so again now, but both Venezuela and Colombia will have to concede ground,” said Insulza.

U.S. teens generally reducing risky behavior says CDC

Wednesday, June 11, 2008

On June 4, a report published by the United States Centers for Disease Control and Prevention (CDC) showed that in the past 16 years high school students have become less likely to engage in health risk-related behaviors such as having sex and taking drugs. However, the CDC found that Hispanic students were less likely to have reduced risky behavior when compared to Black and White students in several key areas.

The National Youth Risk Behavior Survey (YRBS) is run by the CDC every two years, and is an anonymous, self-administered survey of students in grades 9 to 12. In the 2007 YRBS, over 14,000 students were surveyed from across 44 U.S. states, 5 territories, and several individual school districts. The combined statistics used results from 39 states and 22 large urban school districts.

The survey showed that males were more likely than females to engage in most behaviors involving violence or risk of unintentional injury, including driving while drinking alcohol, carrying a weapon, and being involved in a physical fight, although females were more likely to have contemplated or attempted suicide. Males were also more likely to have smoked tobacco or marijuana, engaged in heavy drinking, or engaged in sexual intercourse, while females were more likely to have fasted for 24 hours or more, vomited or taken laxatives in order to lose weight.

While the proportions of White and Black students who had ever had sexual intercourse, and who had had sex with four or more partners in their lifetimes, all dropped over the period 1991-2007, there was no change in either of these statistics for the Hispanic population. Compared to their counterparts in the 1990s however, Hispanic students in 2007 were found to be more likely to have used a condom during their most recent sexual intercourse, and less likely to have consumed drugs such as cigarettes, alcohol and marijuana.

Hispanic students were more likely than White or Black students to go without food for 24 hours to lose weight, to take drugs such as heroin or cocaine, to drink alcohol on school property, and to have avoided school on occasion because of safety concerns.

In comparison with previous YRBS results, the survey found that the percentage of students who had ever had sexual intercourse decreased from 54.1% in 1991 to 47.8% in 2007, with a comparable decrease in the percentage who had had four or more sexual partners, from 18.7% to 14.9%. Decreases were also found in the percentage of students who had attempted suicide, who rode in a car with a driver who had been drinking alcohol, and who had smoked marijuana in the past month, but an increase in the percentage who had avoided school on occasion because of safety concerns (from 4.4% in 1993 to 5.5% in 2007).

“We are pleased that more high school students today are doing things that will help them stay healthy and avoiding things that put their health in danger. Unfortunately we are not seeing that same progress among Hispanic teens for certain risk factors,” said Howell Wechsler, Ed.D., MPH, director of CDC’s Division of Adolescent and School Health.

Congressional panel concludes Gulf War Syndrome a legitimate condition

Thursday, December 4, 2008

A study by the United States Department of Veterans Affairs presented to a Congressional panel on November 17, has confirmed that Gulf War Syndrome is a legitimate illness contracted by soldiers who took pyridostigmine bromide pills in order to counter the effects of nerve gas during the First Gulf War in Iraq. Several other factors likely contributed to Gulf War Syndrome, including excessive exposure to pesticides, mainly Permethrin and DEET, and chemical weapons residue caused by the American demolition of the Iraqi munitions depot in Khamisiyah.

The report estimates that about 1 out of every 4 veterans of the Gulf War are affected by this illness; this could mean anywhere between 175,000 and 210,000 soldiers are affected by the syndrome. The report also concluded that veterans exposed to the toxins spread by the destruction of the munitions depot have died of brain cancer at double the rate of other Gulf War veterans. Other problems associated with the condition are: fatigue, headaches, joint pain, rashes, breathing difficulty, forgetfulness, circulation problems, and cardiac troubles.

Gulf War Syndrome has been the focal point of veterans rights groups since the illness first became noticed in the early 1990s. The United States and British governments claimed that the illness was merely psychological trauma from war misinterpreted as an illness, and veterans could not receive medical coverage for the illness.

“I feel vindicated, but I’m angry. This is so long overdue,” said Denise Nichols, an advocate for veterans’ rights and a nurse who served during Operation Desert Storm. The National Gulf Veterans and Families Association (NGVFA) said that many veterans committed suicide after learning that the government did not recognize their illness as real.

Tropical storm Otto moves into central Atlantic

Sunday, October 10, 2010

Hurricane Otto has been downgraded to a tropical storm, and is expected to move northeast into the Atlantic Ocean over the weekend. Otto is the seventeenth Atlantic tropical cyclone and fifteenth named storm of the 2010 Atlantic hurricane season. It developed out of a previously subtropical storm after undergoing full tropical cyclogenesis.

The National Hurricane Center, which is responsible for tracking and predicting the likely behavior of tropical depressions, tropical storms and hurricanes, has reported that the storm will move away from land, lose its tropical character and decrease its speed, possibly by Sunday evening. It is expected to move across the Azores and toward the coast of Portugal and Eastern Europe. At 5 pm EDT Otto was about 710 miles from Bermuda and moving northeast at a speed of 32 mph. Hurricane winds are extending for approximately 35 miles, tropical winds extending 220 miles. Forecasters have reported no warnings.

The NHC said: “Gradual weakening is expected during the next couple of days. Conventional and microwave satellite imagery indicate Otto is quickly coming unraveled.” Channel 6 News reported that at 11 a.m. EDT on Saturday the center of Hurricane Otto was located about 880 km (545 miles) east of the British overseas territory of Bermuda, and the storm was speeding to the northeast near 46 km (29 miles) per hour. Todd Kimberlain, a NHC forecaster, has said Otto is expected to move northeastwards as before during the next 24 to 36 hours in between a large deep-layer trough over the northwest Atlantic and a subtropical ridge to its east.

Earlier this year, Colorado State University hurricane expert Dr. Phil Klotzbach told Wikinews that he expected a very active hurricane season. “At this point, we expect this year will be much more active [than] last year. Last year was only characterized by nine named storms, 3 hurricanes and 2 major hurricanes. Our most recent prediction is that this year will have 15 named storms, 8 hurricanes and 4 major hurricanes,” he said. “If a storm does threaten [your area] during the hurricane season, the important thing to do is to listen to local emergency management and follow their advice,” he added.
